Maintenance & Building Operations
Well-run buildings keep tenants, hold their value and cost less to own. Rimrock Property Management runs maintenance and building operations for the commercial, multifamily, residential and condominium properties we manage across Calgary, Edmonton and Lethbridge: preventive maintenance programs, competitively tendered vendor contracts, 24-hour emergency response and capital planning that gets ahead of problems instead of reacting to them.

How Rimrock Runs a Building
Preventive Maintenance, Not Crisis Maintenance
Every major system in a building has a service life and a service schedule. We build a preventive maintenance calendar for each property, from quarterly HVAC filter changes and annual boiler and backflow inspections to roof surveys and elevator maintenance, so equipment lasts longer, tenants stay comfortable and emergency calls become the exception.
Vendor Management and Competitive Pricing
Owners benefit from the buying power of a portfolio. Service contracts are tendered competitively, vendors are onboarded with insurance and WCB verification, and performance is reviewed regularly. Larger repairs and capital projects are quoted by multiple contractors and reviewed with ownership before work begins.
Emergency Response
Tenants and residents at Rimrock-managed properties can reach an emergency line 24 hours a day. Floods, heating failures, lock-outs and life-safety issues are triaged immediately, dispatched to approved vendors and reported to ownership with the cause and the cost.
Inspections and Reporting
Property managers inspect each building on a regular schedule and after significant events, documenting conditions with photos and follow-up items. Owners see maintenance activity and spending in their monthly statements, with commentary on what was done and what is coming.
Capital Planning
Roofs, parking lots, envelopes, elevators and mechanical plants are the large, predictable expenses of ownership. We maintain multi-year capital plans for each property, prioritize by risk and return, obtain competitive pricing and manage projects through completion with minimal disruption to tenants.
Energy and Sustainability
Utilities are one of the largest operating costs in most buildings. Our facilities leadership includes a Sustainability Facility Professional, and we pursue lighting retrofits, control upgrades, water-conservation measures and utility-rate reviews that reduce operating costs and improve building performance.

Frequently Asked Questions
Does Rimrock provide 24-hour emergency maintenance?

Do I approve repairs before they are done?
Routine maintenance is handled within a spending limit agreed in your management agreement. Larger repairs and capital projects are quoted, reviewed with you and approved before work begins, except for emergencies that must be stabilized immediately.
Can I keep my existing contractors?
Often, yes. Existing vendors are welcome to be onboarded provided they meet our insurance, WCB and performance requirements, and their pricing is reviewed against the market.

Every work order is logged with priority, vendor, cost and completion date, and maintenance spending appears in your monthly owner statement with budget-to-actual variances and commentary.
Does Rimrock handle capital projects such as roofs and parking lots?
Yes. We plan capital work on a multi-year schedule, obtain competitive pricing, coordinate engineering where required and manage projects through completion.
Where does Rimrock provide building operations?
